Gold Signs
My Gold Signs are popping up everywhere. And, at first, some people,
mostly agents, thought them as somewhat pedantic and unnecessary. But,
in Ottawa, they are starting to take on a life of their own.
Why did I do it? And, what do they mean?
When my brokerage bought my for sale post signs, I had to pick
them up from the supplier. When, I asked where the hanging posts were,
they said: "we install them for you and "we rent them to you" during the
listing.
What?! Are you kidding me?!
Then, I thought: "Hey! There's a positive in this".
I don't allow anyone anywhere to mess with my business nor how I do
it. Because, that's what I am all about and who I am. And, that, in
turn, means a far better deal for my clients.
So, I decided that since they won't give me any posts nor sell me
any, why not build on my marketing brand: johnwdavid.com.
So, I built my own post signs. I painted them all gold. I installed
the most expensive sign hardware I could find. Then, I build cradles for
these signs in my garage where I could wash them after each use and
before then next one. I committed to making sure all the posts were
washed, buffed and repainted any and every scuff mark so that:
That sign reflected the most visible expression my value system for
the quality of that home, the exceptional value it would mean not just
to a potential buyer but to all the agents who might show this home and
all future johnwdavid.com listings displaying the Gold Sign.
And, it worked.
I am reminded of the USA university football team, the Fighting Irish
of Notre Dame and their Gold Helmets which are buffed and repainted
before each and every game.
It's a point of personal pride and of commitment to a process I feel
most passionately about. And, since I list always higher than most and
still manage to sell that property in the shortest period of time, the
Gold Sign is like the old "Good Housekeeping Seal of Approval".
And, since I take only listings that will enhance and be enhanced by
the Gold Sign, even low priced homes are enhanced by the Gold Sign. For
more expensive homes, the Gold Sign is almost a given...but, not
necessarily.
The Gold Sign means to me that while I will freely and quickly open
up the listing to the most number of agents possible, my personal /
professional goal is to sell that home at the highest possible price,
within 21 days, and help that family get on with their lives with,
therefore, the least amount of disruption.
All my signs are now Gold Signs. Can you imagine an agent
hand-washing all his / her signs, making sure at least once a week that
they are perfectly set on the lawn to enhance the value of the home,
removed and replaced regularly to ensure that only the best looking
signs are in front of what is obviously the best property in the area,
washed and placed on special wall hooks in my garage, and each post
buffed and repainted in whole or in part to ensure "the look and feel"
of the Gold Sign in its next assignment?
The Seller benefits by the Gold Sign as the silent front end of my
totally unique and highly innovative marketing strategies yielding the
best price, the shortest time on the market, with the fewest disruptions
in their lives.
